How do I know if my land will work for Solar?
We take an initial look at your site and ask you some questions about the land’s current use and your future plans. Then we’ll analyze the topography, search it for wetlands and conduct a historical ownership analysis. We will then have an engineer evaluate the land for utility interconnection compatibility. After this process, we can begin to negotiate terms.
If my land is suitable, what is the next step?
We negotiate with the property owner to establish a fair lease or purchase agreement. Next, we work diligently to receive approval for environmental screenings, obtain state and federal regulatory approval, local zoning jurisdiction approval, and approval from a local utility to connect the solar farm to the electrical grid.
From site evaluation to construction, how long does the process take?
The development of a solar farm is dependent on a number of factors including the local/municipal application process and approvals. From the time your lease or purchase contract is executed, we expect the entire development and construction period to last between 18- 36 months. Depending on the size of the farm, the construction period is 2 – 4 months from start to finish.
How much income can a solar facility generate for me?
Land purchase pricing and site lease payments vary widely, based on a number of factors including the location of a solar project, the cost to interconnect to the power grid and the power market. Ironwood will conduct a detailed analysis of the unique site conditions within your area and offer a highly competitive purchase price or lease payment.
Who pays the taxes?
The solar project will pay for all taxes associated with the lease area, in addition to any rollback taxes, if applicable, as part of the change in the land use status.
What happens with my land after the lease ends?
Once the solar farm lease is terminated, the modules and equipment are removed and the site will be cleared returning the land to its original condition.
Can I use my land during the option period?
Yes, during the lease or purchase option period, you may continue to use your property in any manner you see fit, as long as it does not impact the ability of the land to be used as a solar farm in the future.
